Royal Oak Real Estate Market: Condo & Investor Guide
Royal Oak is one of those cities people ask me about whether they are buying their first condo or adding a rental to their portfolio. It has a real downtown, it is close to just about everything in Oakland County, and homes here do not sit long. Here is what the market looks like right now and what I would tell a friend thinking about buying a condo or an investment property in Royal Oak. Royal Oak Real Estate Market at a Glance
According to Redfin's September 2026 numbers for Royal Oak:
- Median sale price: about $362,000, up roughly 0.5% from a year ago
- Median days on market: 20 days
- Homes sold in September: 312
- Sale to list price ratio: 99.8%
- Homes that sold over asking: about 35%
What that tells me: prices are holding steady, not jumping. Well priced homes still go fast, and about one in three is getting more than asking. But buyers are not paying any price a seller throws out there. If a home is priced right and shows well, it moves. If it is overpriced, it sits.
Why Royal Oak Keeps Drawing Buyers
The biggest draw is downtown. You can walk to restaurants, coffee shops, bars, the farmers market and shows on Main Street and Washington Avenue. That walkability is something you do not get in most of Metro Detroit, and it is a big reason condos near downtown hold their value.
A few other things buyers mention to me:
- Location. Quick access to I-75, I-696 and Woodward makes commuting to Troy, Birmingham, Southfield or Detroit easy.
- Parks. The City of Royal Oak has 51 parks, so even buyers in smaller homes have green space close by.
- The Detroit Zoo sits right on the south end of town.
- Amtrak. Royal Oak has its own Amtrak station, which is a nice plus for people who travel to Chicago or Ann Arbor.
- Healthcare jobs. Corewell Health is one of the largest employers in the area, which keeps steady demand for housing, including rentals.
- The Woodward Dream Cruise every August. Locals either love it or plan around it, but everyone knows it.
If Royal Oak is a little out of your budget, neighboring Berkley offers a similar feel with a smaller downtown and slightly lower prices.
Buying a Condo in Royal Oak
Condos are a great entry point into Royal Oak, especially for first-time buyers who want to live near downtown without taking on a full house. Before you write an offer, here is what I always look at with my buyers:
- HOA dues and what they cover. Some include water, trash, snow removal and exterior maintenance. Some do not. Compare the total monthly cost, not just the mortgage. Our mortgage calculator will give you a quick estimate of the loan payment, then add the dues on top.
- The association's reserves. Ask for the budget and reserve study. A low reserve fund can mean a special assessment down the road.
- Rental rules. Many associations limit or ban rentals. If you ever plan to rent it out, this matters before you buy, not after.
- Parking. Downtown parking is tight. A deeded or assigned spot adds real value.
- Financing. Some lenders have extra requirements for condos, so talk to your lender early and check how much you can afford before you shop.
Investing in Royal Oak
I own rental properties myself, so I look at Royal Oak the way an investor does. The appeal is simple: steady demand from young professionals, healthcare workers and people who want to be near downtown. That kind of demand tends to keep vacancies low.
A few things to keep in mind:
- Run the numbers on today's prices. With a median around $362,000, your cash flow depends heavily on your down payment and rate. Do not buy based on appreciation alone.
- Know your property taxes. Taxes reset when a home sells in Michigan, so the seller's bill is not what you will pay. Here is how Michigan property taxes work.
- Check the city's rental rules. Make sure you understand any registration or inspection requirements before you close.
- Small multi-family is rare. Duplexes and small buildings in Royal Oak do not come up often, so be ready to move quickly when one does.
- Older homes need a closer look. Much of Royal Oak's housing is older. Budget for the roof, electrical, plumbing and the sewer line, and always get a full inspection.
Is Royal Oak a Buyer's or Seller's Market?
Right now it leans toward sellers. Redfin rates Royal Oak as very competitive. Homes go under contract in about three weeks, and a third sell over asking. That said, price growth has flattened, which gives buyers a little more room to negotiate on homes that need work or have been sitting.
