Moving to Macomb County, MI: What to Know Before You Buy
Thinking about moving to Macomb County? Whether you are coming from another part of Metro Detroit or from out of state, there are a few things I always walk my buyers through before they start touring homes. I have been selling homes here since 2015, I live in Macomb Township, and our team helps people move in and out of this county every week. Here is what you should know.
What Should I Know Before Moving to Macomb County, Michigan?
Before moving to Macomb County, know these five things. First, the county has around 880,000 residents and 27 cities, townships and villages, so each community feels very different. Second, the median home price is about $281,000 (August 2026, Redfin), which is lower than many nearby Oakland County cities. Third, your school district depends on your address, not your city name. Fourth, Michigan property taxes reset when you buy, so the seller's tax bill is not what you will pay. Fifth, the north end (Shelby, Macomb and Washington Township) is newer and more suburban, while the south end (Warren, Roseville, St. Clair Shores) is older, more affordable and closer to Detroit.
The Housing Market Right Now
According to Redfin's Macomb County data, homes sold for a median of about $281,000 as of August 2026, up around 2% from a year earlier. Homes sold in about 24 days on average, and roughly 36% sold over asking.
What that means for you: prices are steady, not spiking, and well priced homes still move fast. Get pre-approved before you start touring so you can act when the right home comes up. Our affordability calculator and mortgage calculator are a good place to start.
North End vs. South End
The easiest way to think about Macomb County is north versus south.
- North end: Shelby Township, Macomb Township, Washington Township, Chesterfield and New Baltimore. Newer subdivisions, bigger lots, more new construction and higher prices.
- Middle: Sterling Heights, Clinton Township, Utica and Fraser. A mix of established neighborhoods, good value and easy access to M-59 and Hall Road.
- South end: Warren, Roseville, Eastpointe and St. Clair Shores. Older brick ranches and bungalows, lower prices and the shortest drive to Detroit.

School Districts Follow the Address, Not the City
This catches a lot of people off guard. A home with a Macomb Township mailing address might be in Chippewa Valley, L'Anse Creuse or another district depending on the street. Clinton Township alone is split between several districts. Always check the district for the exact address before you write an offer. Here is my Macomb Township school district guide as an example.
Property Taxes Reset When You Buy
In Michigan, a home's taxable value is capped while the same owner lives there. When the home sells, the cap comes off and taxes reset based on the current value. That means the seller's tax bill can be much lower than what you will pay. Make sure you file your Principal Residence Exemption after closing too. I explain the whole thing in Michigan property taxes explained.
Getting Around
Most of the county is built around a few main roads: I-94 along the lake side, I-696 across the south end, M-59 (Hall Road) through the middle and M-53 (Van Dyke) up the north side. Commutes to Troy, Warren and Detroit are usually easy. Getting across the county east to west at rush hour takes longer than people expect, so test drive your commute before you buy.
Things People Love About Living Here
- Lake St. Clair. Boating, fishing, marinas and Lake St. Clair Metropark.
- Parks and trails. Stony Creek Metropark, the Macomb Orchard Trail and the Clinton River trails.
- Value. You generally get more house for the money here than in many Oakland County cities.
- Small town downtowns. Utica, New Baltimore, Romeo and Mount Clemens all have their own feel.
Michigan winters are real, so budget for snow removal and a good furnace, and ask about the age of the roof and windows when you tour.
