Best Places to Live in Macomb County, MI: A Local Realtor's Picks
People ask me all the time, "Where should we live in Macomb County?" The honest answer is that it depends on what you want day to day: schools, a short commute, the lake, more land, or the most house for your money. I live in Macomb Township, our office is in Chesterfield, and our team helps buyers and sellers all over the county every week. Here are the places I recommend most, and who each one is a good fit for.
What Are the Best Places to Live in Macomb County, MI?
The best places to live in Macomb County are Shelby Township, Macomb Township, Washington Township, Chesterfield Township, Sterling Heights, St. Clair Shores, New Baltimore and Fraser. Shelby and Macomb Township are top picks for families who want newer homes and strong schools. Washington Township is best for more land and a quieter pace. Chesterfield, New Baltimore and St. Clair Shores are best for lake access. Sterling Heights and Fraser offer some of the best overall value, and Warren and Roseville are the most affordable places to buy a first home.
Across the county, the median sale price was about $281,000 as of August 2026, up roughly 2% from a year earlier, and homes sold in about 24 days on average, according to Redfin's Macomb County market data. Prices vary a lot by community, so here is how each one stacks up.
Shelby Township: Best for Families Who Want Space and Parks
Shelby Township is right next door to me in Macomb Township, and there is a reason it is so popular. You get newer subdivisions, Utica Community Schools (one of the largest districts in Michigan), and great outdoor space like the River Bends trails and Stony Creek Metropark right on the north end. M-53 and Hall Road make getting around easy.
Homes here hold their value well and the best ones sell quickly. If you are thinking about selling, read my guide on selling a house in Shelby Township.
Macomb Township: Best for Newer Construction
Macomb Township is where I live with my family, so I am a little biased, but there is a reason it has been one of the fastest growing communities in the county. Most homes were built in the last 25 years, many families choose it for Chippewa Valley or L'Anse Creuse schools, and the shopping along Hall Road and 23 Mile Road is close by. Since so many homes were built around the same time, updates and condition make a big difference in price.

Washington Township: Best for More Land and a Quieter Pace
If you want acreage, new construction or just a little more breathing room, Washington Township is hard to beat. It is known for orchards, cider mills and golf courses, and it is served mostly by Romeo Community Schools. You are still a short drive from Shelby Township and Rochester.

Chesterfield Township and New Baltimore: Best for Lake Life
Chesterfield and New Baltimore sit right on Anchor Bay, which is a big reason buyers look here. You get access to Lake St. Clair, a small town downtown in New Baltimore, and an easy commute on I-94. Most of the area is served by Anchor Bay and L'Anse Creuse schools.
Our office is on 23 Mile Road in Chesterfield, so this is an area we know street by street. Browse New Baltimore homes for sale.
St. Clair Shores and Harrison Township: Best for Boaters
If boating is part of the plan, St. Clair Shores and Harrison Township are the places to look. Canal homes, marinas, the Nautical Mile and Lake St. Clair Metropark are all right there. Away from the water, St. Clair Shores also has plenty of brick ranches and bungalows at reasonable prices.
Before you buy on the water, check the seawall, flood zone and dock access. My guide to moving to St. Clair Shores covers what to look for.
Sterling Heights: Best Overall Value
Sterling Heights is one of the largest cities in Michigan and one of the best values in the county. Neighborhoods are mostly brick ranches, colonials and quad levels on quiet streets, with Dodge Park and the Clinton River trail close by. Families like having both Utica and Warren Consolidated schools, plus quick access to M-59, Van Dyke and I-696.

Fraser and Clinton Township: Best for a Hometown Feel
Fraser is a small, tight-knit city with its own school district and well-kept streets. Clinton Township next door is the largest township in the county and has a little of everything, from starter homes and condos to bigger homes in newer subdivisions. Check out my breakdown of the cost of living in Clinton Township.
Warren and Roseville: Best for First-Time Buyers
If your budget is tight or you are buying your first home, Warren and Roseville give you the most house for the money in Macomb County. Both have lots of brick ranches and bungalows, quick freeway access and major employers nearby. Here is my first-time home buyer guide for Warren.
